All Sales are Final. The highest bid plus a 10% Buyers Premium will be the total sales price. All successful bidders will be required to sign a note for the deposit amount, in addition to deposit paid day of sale GOOD CHECK, OR WIRE TRANSFER. Note shall become null and void when buyer shall complete all requirements for closing as set out in their contract. 

ALL ONLINE BIDS ON THIS AUCTION ARE POSTED ON WEBSITE. This auction is a timed event, and all bidding will close at a specified time. This auction also has an auto extend feature. Any bid placed in the final 2 minutes of an auction closing will reset the closing time back to 2 minutes. Example: if an auction is scheduled to close at 12:00 and a bid is placed at 11:59, the close time will automatically reset the clock to 2 minutes to the bidding closing time. The auto extend feature remains active until no further bids are received within a 2-minute time frame.

ALL PROPERTIES IN THIS SALE EXTEND IF ANY ONE OF THEM IS EXTENDED. Christys Auction reserves the right to adjust the auto extension time period. THE FINAL SALE OF PROPERTIES USING INTERNET BIDS/MAX BIDS WILL DETERMINE THE WINNING BIDDERS IF RESERVE IS MET ON THE PROPERTIES. INTERNET BIDDING INCREMENTS WILL INCREASE BY $1,000. 
This online only auction is NOT contingent on or subject to financing, appraisal, survey or inspections of any kind, as agreed to by bidders at registration prior to bidding and specified in the attached Auction Sales Contract. 

BID PACKAGE: Purchase Agreement, Preliminary Title and Tax Docs, along with any other paperwork pertaining to each sale, will be sent by e-mail from Christy’s of Indiana to the successful bidder, who must execute and email back to Christy’s of Indiana within 24 hours of receipt. Successful bidders not executing and returning their contract with earnest money deposit (10% non-refundable deposit of total purchase price (certified funds or wire made payable to Christy’s of Indiana) within 24 hours of receipt will be considered in default and subject to an Administrative Fee (as defined below). All Administrative Fees are non-refundable. The entirety of the remaining balance is due at closing. The purchaser shall be responsible for all wire transfer fees and closing fees as set out in the Purchase Agreement and Agreed Terms. Auction Administrative Fee: In the event a winning bidder fails to submit the signed “Purchase Agreement,” signed and deposit earnest money as provided in the pre-stipulated Auction Terms, the winning bidder will be charged an administrative fee of $2,500.00 on the credit card provided at auction registration.

All bidders must be preapproved to bid on the auction. Registration will be in “Pending Status” until all preapproval document are received by Christy’s of Indiana and you as the bidder are determined to be approved to bid.

• Down Payment of 10% is required to be paid by the buyer within 24 hours after of the closing successful bid(s). This can be paid via certified funds, wire transfer.

• This auction will have a soft close. Any bids turned in within 2 minutes of the auction closing will extend the bidding process to reset the clock back to 2 minutes. Auction will close after there is no bidding within a 2-minute time period.
• Any winning bidder(s) will be required to sign a purchase agreement within 24 hours of the close of the auction.
• Bidding increments are set by the auction company. All bidders will be required to bid accordingly to the set increments.
• The closing date must take place within 30 days of the auction closing.
